Nordica Sales & Rentals in Nueva Andalucia was recently chosen by Solvia Bank to be authorized agents for distressed and bank repossessed properties in Marbella. Solvia is the real estate division of Banco Sabadell in Spain and is very selective when choosing agents to offer these properties.

As a chosen firm, Nordica can now sell foreclosed property, including villas, townhouses, penthouses and apartments within the Solvia portfolio throughout Spain, but will focus their efforts in the Nueva Andalucia region of Marbella, since that is where their expertise lies.


Unlike the rest of Spain, where there remains a large number of unsold repossessed properties, such property is now rare in Marbella. A Nordica spokesperson commented, “Distressed properties remain rare in the Marbella area because there were never that many to start with.” In fact most foreclosed homes in the area have already been sold since they represented a great investment opportunity in a well-known vacation and resort area. They also sold at attractive prices with high financing options.


Even though most of these bargains have already been sold there is still a limited stock of repossessed properties, as some new ones do come onto the market. Most bank repossessions and foreclosures can take a year or more to go through the process so there are some that are just now becoming available for purchase.


Nordica is working through Banco Sabadell, one of Spain?s most solvent banks, which had very limited exposure to the property bubble that burst as part of the financial crises of 2009. Most of the properties on its books are the result of the takeover of other banks as part of the required consolidation of the Spanish banking system.


The properties available offer great value and investment potential, and range from modest apartments in downtown Marbella and Estepona through to resort flats, penthouses and townhouses to larger villas and houses in elegant urbanisations and developments. The properties are found in areas from East Marbella to Estepona and beyond. The portfolio also includes commercial properties.
