Get pre-approved. Getting pre-approved will save home buyers the heartache of looking at homes that are beyond what they can actually afford. Being pre-approved also puts home buyers in a better position to make a serious offer when they do find the right house. Pre-approval is different from pre-qualification. Pre-qualification is based on a cursory review of a person’s finances, while pre-approval from a lender is based on an individual’s actual income, debt, and credit history.
Choose a mortgage carefully. While the emphasis used to be on paying off a mortgage as quickly as possible, in today’s world, due to the average amount of debt a person accumulates, it is now better to opt for the thirty year mortgage. This gives home buyers a lower monthly payment with the option of paying additional payments when they are able. Another option which may save a home buyer money is choosing a mortgage where paying additional portions of interest can be done in exchange for lower interest rates.
Do your homework before bidding. Ms. Kepchar suggests doing research on the sales trends of similar homes in the neighborhood, especially those in the previous three months, before making an offer on a home.
