Greenwood Village, Colorado Exclusive Buyer Agents Association (CEBAA), a not-for-profit trade association for real estate agents acting solely as buyer’s agents, has released a report on its latest findings on the Denver market. Based on discussions at the annual CEBAA meeting held in Boulder, Colorado, the report findings show that the Denver market is still highly-competitive and experiences seasonal price changes – Washington Park, for instance, fluctuates by thousands of dollars depending on the time of sale.

Released in June 2017, the report notes that the competitive Denver housing market makes it difficult for buyers of real estate to buy a home. Problems met include poor negotiation techniques or a lack of market understanding. However, home buyers who enlisted the help of a buyer’s agent found that they could get a far more competitive price and secure a contract to buy a home.


The report suggests that in some Denver metro area’s median home prices have increased by as much as 30% over several years consecutively. As a result, the board of directors for CEBAA discussed strategies that members could put into practice to protect buyers and secure winning offers in this strong seller’s market.


The conclusion the report drew was there were several key strategies needing implementation by buyer’s agents. These included showing buyers carefully-prepared comparative market analyses that address sometimes unrealistic expectations. Of course, the homes selected for the analyses also needed to be current, with reliable sold data used.

When asked about the Denver housing market, a spokesperson for CEBAA said, “This year the buying season started in February – much earlier than previous years. For a home buyer to get the best deal, they need to be highly attuned to the market. Denver shifts constantly, so data from a month ago may not accurately reflect today’s market. By using a buyer’s agent, a home buyer gets the latest information, and this helps them to make a realistic offer on a home, which can make the difference between securing a property or not.”
