MH Realty Associates and MH Factory Homes of Vista, California announced a change in ownership structure. MH Realty specializes in mobile home and manufactured home resales throughout San Diego County. Sister company MH Factory Homes, a licensed manufactured home retailer focused on affordable mobile homes.

M H Realty Associates mhrealtor.com, a manufactured home and mobile home Realtor® resale specialist along with M H Factory Homes mhdealer.com, a manufactured home dealer for CAVCO Homes (NASDAQ: CVCO) have announced a change in brokerage ownership today. This move will improve the group’s ability to offer complete services to a range of people including those looking for mobile homes for sale to those selling their manufactured homes.

The website MHRealtor.com features active mobile and manufactured home listings from the Sandicor Multiple Listing Service (MLS.) The site’s IDX configuration serves up mobile homes for sale in mobile home parks and land owned home owners’ associations.

M H Realty also provides “In House” mobile home loans and manufactured home loan originations.

As the startup enters its’ third year, Rory Manning, California Bureau of Real Estate Broker and Loan Originator will take over as Designated Broker. Mr. Manning’s business partner for five years, Rodney Poplin, also a Broker/Originator remains on board.

“This is the best manufactured home market on the planet. We are manufactured home lenders and know how a deal is supposed to look. Too many of our buyers were struggling finding good help, so we started our own real estate corporation and quite frankly, we do it better. If we can’t help locally, we refer clients to Realtors® with manufactured home experience.”

Mr. Manning designed a database that systematizes California manufactured home sales data. The database hosts over 5.3 million records of mobile home sales and manufactured home sales transactions. He explains how it will benefit the customers this way:

“Our database is very cool. It’s a blueprint of the entire California factory built home market. We wouldn’t be in business without it. People don’t realize that there are over a Billion Dollars in California mobile and manufactured home sales every year. It’s a sneaky good business but you can’t get good sales data in the MLS. We solved the problem by organizing public records information very specific to our market. Then we made it all relational and searchable. We can slice and dice the information and make it stand on its head. You could say our data makes us better. But it’s more how we use it.”

Mr. Manning continued:

“We’re in our third year with a profit. How many real estate startups can say that? We’re now targeting manufactured home listings with the same data driven approach. It will be interesting to see how we do. Too many listings are by Aunt Madge’s cousin who knew somebody on Facebook that sold her neighbors friend’s nieces’ house. We tell manufactured home sellers not to do that.”

M H Factory Homes is the company’s retail arm licensed with the State of California Department of Housing and Community Development and is a member of the California Manufactured Home Institute.

Mr. Manning says, “There are thousands of old mobile homes in Southern California that need to be replaced. We know the market. We’ve been lending here for years and see an opportunity in a market that really needs the affordable manufactured replacement home and loan combination.” M H Factory Homes is a licensed dealer for Cavco Homes of Phoenix, Arizona. “The people from CAVCO Homes understood exactly what we wanted to do and welcomed us. It’s a simple message. If you own an old worn out mobile home in California, replacing your home is possible and affordable with low cost financing. You don’t have to pay high retailer mystery prices. We’ve been working with our current investors for years. This is what they want, so loan terms are good and they’re eager to work with us.”

Financial terms of the new deal were not disclosed.
