As a successful, financially independent Portland real estate investor for 12 years, John Sheldon has a good sense of what it takes to succeed in both a growing and a shrinking real estate market.“No matter how the economy is doing, the one marketing method that has always generated leads for me, at zero cost, is referrals from networking,” says Sheldon, founder of his own local real estate investment club. “Even during the ‘correction’ of 2008-2009, when my leads from direct mail dropped to zero, I was still able to do business based on people I met and the people they knew.”
