New Report Reveals Why Buyers and Sellers Switch Agents

The real estate consumer education and referral service company, Skyfor, Inc., announced its Top 3 List of Residential Real Estate's Big Myths. The choices were made after evaluating consumer feedback and the list provided by KHOW radio show hosts Barry Miller and Larry Stanley.

Prospective home buyers and sellers who attended the most recent Consumers Real Estate Summit on June 3, 2017 were provided with the “Residential Real Estate’s Big Myths” list by radio show host and Summit sponsor, American Real Estate Media. The report was presented by Barry and Larry of the Denver KHOW 630 am dial radio show.


Skyfor, Inc. provided an independent evaluation of this 5-item list based on its experience with real estate buyers who contact the company’s website when they wish to switch real estate agents. Skyfor, Inc. has been in business since 1998 and provided real estate counseling and referrals to over 75,000 consumers. The report evaluates three misconceptions that contribute most strongly to consumer’s desire to switch agents.


Two of the highest ranked misconceptions or “myths” outlined in the report were:


Real estate agreements for both buyers and seller must be 6 months in length and cannot be terminated – The report outlines how many real estate buyers do not realize they can put a unilateral cancellation clause into their written agreements with buyer agents. This sort of clause frees consumers to write in any amount of time they wish into their buyer agency contracts because if the agent ceases to do a good job, they can easily switch to a new agent. The report concludes that there is less reason to switch agents if the consumer feels the agent is doing exactly what they specify in their agreement for the time period the agreement is in effect and the knowledge that it can be cancelled at any time. It is noted that the agent will add language to protect their time spent actually showing properties to the client.


Real estate agent and real estate company commissions are not negotiable – Especially on the listing side, real estate commissions are showing a trend downwards, sometimes as low as 0% The report points out that most consumers simply fail to ask about whether commissions are negotiable. Consumers who negotiate a commission that feels right to them up front are more likely to feel comfortable with that agent and not feel the need to switch agents partly into the home-buying process.


When discussing the reasons for evaluating the list, Kathleen Chiras, CEO of Skyfor, Inc noted,
