With numerous home developments under construction, many homebuyers are settling for a new luxury home versus a resale home. This is great news for homebuyers due to the spike in competition between new and resale properties. The supply cannot satisfy the sky-high demand even with the new construction at hand. This means that resale properties will have a leg up solely due to the lower price in comparison to the market standard.

The real estate market in Naples has not fully recovered since its fall 2006, however employment rates are on the rise, nationally and locally. In the past year, the national employment rate increased by 2%. In this particular part of Florida, Cape Coral- Fort Myers and Naples- Marco Island, the employment rate increased by 4% in the past year. This is a direct reflection of the growing economy. Employment and real estate go hand in hand. If jobs are available, real estate is in demand. With no plateau in sight, it is certain that home values will continue to climb.

“In a competitive market like Bonita Springs, Naples, or Fort Myers, it can be difficult for even an experienced home buyer because of the various types of properties available and range of prices,” stated Michael Landino, local real estate agent. Another positive stat for homebuyers in this region is that mortgage rates are at their lowest since 2013. As of December of last year, the estimated average for a 30-year fixed rate mortgage was 3.9%. With the certainty of home values to rise, this is the perfect market and timing for property buyers looking to invest. Resale home are priced lower in comparison due to competition with new home prices. This proposes an ideal situation for any investment property buyer or seller.
