In her latest blog, Las Vegas realtor Leslie Hoke reveals the recent housing numbers released by the Greater Las Vegas Association of Realtors (GLVAR). In her analysis, Hoke describes a market that is healthy, and should continue to improve even more as the region heads into the summer months.
“The Las Vegas housing market has certainly paid its dues the past few years. We’ve been battered and beat up. I feel fortunate I was able to survive the crash. A lot of others didn’t. And a lot of homeowners lost their homes. It feels good to be talking positive again,” Top Las Vegas Realtor Hoke said.
“Real estate in Las Vegas is cyclical, but I think we as a region learned a lot when the market bottomed out. Hopefully policy makers can continue to put safeguards in place to ensure things like that don’t happen again,” said Hoke.
“The numbers for April show Las Vegas Homes sales are continuing to increase, even after a double digit increase in March. Two months in a row isn’t a trend, but it’s a start. Buyers should look to make offers now as prices are steadily climbing each month. We’re up over 10% for the past twelve months and nearly 4% for the last 30 days. In other words, make those offers now,” said Hoke.
“Sellers need to keep asking prices reasonable. We’re seeing about 65% of homes sell in 60 days or less. The ones that aren’t selling have various issues, but one thing I’m seeing is people asking too much. Inventory is pretty tight right now so there are enough buyers out there to attract to your home,” said Hoke.
