The plan was to move the office off the high street, reduce the overheads, deliver great marketing, great service and cheap fees – and so far the strategy proved right. Many agents will simply charge what they can get away with, proven by the fact that they will reduce their fee if pressed. The promise of ‘buyers waiting’ can sway vendors but this is usually a myth. The truth is, the internet has changed the way the industry works and most agents will have some sort of buyer register from previous listings. The reality is that the property will be seen on the likes of Rightmove & Zoopla first, so the buyer will find the agent and not the other way around, if listed appropriately – right price, great photos, detailed floor plan and highlighting the property’s salient points – the property has a great chance of selling irrespective of the agent name or location – buyers do not care who or where the agent is – as long as they have the house that they are looking for, they will phone or email for a viewing.
